How does Lease Option work?

  • We bring you a buyer who would lease option your house for 1 year. No cost to you
  • They pay you market rent each month and a full price if they exercise the option
  • You sell the house as-is
  • The tenant buyer will be completely responsible for the repairs and maintenance of the house
  • These buyers are qualified by our rigorous process and are people who can afford the house but have less than perfect credit score today
  • As soon as they move in, we put them through our credit repair and loan originators who help them secure a loan within 6-12 months
  • At move in, the tenant buyer pays you 1st month’s rent in advance and pays us our lease option fee
  • When the option is exercised, buyer pays all closing costs
  • If they decide not to exercise the option, we can fill your property with another lease option buyer (at no cost) or you are free to choose any other option
